What it has

The 2026 average for Benahavís is €5,413 per square metre on idealista data, and this villa is priced at €9,286 per square metre of built area, about 70% above it. The average takes in apartments and older houses across the municipality, so it does not describe a house of this size on a plot of almost 5,000 m². For this villa, my part is having your lawyer check the building licence and the licence of first occupation, which is the document that allows a house to be lived in, and setting the price against recent sales of large villas in El Madroñal.
