What it has

At €4,802 per square metre of built area, the asking price is about 11% below the 2026 Benahavís average of €5,413 on idealista data. That average reflects neither the age of this house nor the size of its plot, and both bear directly on the price. The price table for the area is on the Marbella & the Golden Mile page.
What it costs to run
The price, the areas and the running costs are the figures given for the villa. The price is before taxes and buying costs.
On a raised plot in El Madroñal, an estate with 24-hour security in the hills of Benahavís, about 10 kilometres by road from Benahavís village.
This is a resale of a house built in 1988, so the tax is the 7% transfer tax (ITP) on the price. The estate’s community charge is €350 a month.
The listing states that around 480 m² more could be built above ground, subject to planning confirmation, so my part includes having your lawyer establish with the town hall what is actually permitted on this plot. Beyond that, it means asking what has been updated in a house built in 1988 and comparing the price with recent sales of villas on large plots in El Madroñal.
Get in touch and I will talk you through it. Buying with me sets out how I work.
What has been repaired or updated in the house since 1988, what the €350 monthly estate charge covers, and when the villa can be viewed.
