Benahavís asking prices average €5,413 a square metre on idealista for 2026, a figure spread across apartments, townhouses and older villas in the valley. A new villa on a two thousand square metre plot with its own infinity pool is priced on its own terms, and its terraces add as much again to the space you live in. Vitae Villas is a group of five contemporary villas in Monte Mayor, a gated estate of more than 330 hectares beside a protected nature reserve in the hills of Benahavís. The villas follow the slope in long, curved lines, with planted roofs and walls of glass opening onto deep covered terraces. Each has five bedrooms with their own bathrooms, a garage for two cars and an infinity pool, on plots of 2,000 square metres and more.
An air-source heat pump supplies the hot water, the air conditioning and underfloor heating in the living spaces, all set from a home automation system. Mechanical ventilation brings in fresh air, and the water is treated before it reaches the taps.

High in the hills of Benahavís, inside the gated Monte Mayor estate, about twenty-five minutes by car from the coast at San Pedro.
The two villas listed here are both under construction, with the first due to finish in December 2026 and the second in spring 2027. A reservation of €50,000 is followed by stage payments of 30%, 20% and 20% as the structure, the shell and the inside walls are completed, and the final 30% when the licence to occupy is granted and the deed is signed.
