The place, plainly

A Spanish town that happens to be inside Marbella.

San Pedro de Alcántara is the western end of the municipality of Marbella and the one part of it that behaves like an ordinary Spanish town. It grew up around a sugar estate in the nineteenth century and it still has the shape of a place people live in: a church square, a long boulevard laid over the tunnelled coast road, a Thursday market, a bus station and a beach with a promenade at the end of the streets.

Seven of the developments on this site are here. Two are apartment developments in and near the centre, from €473,000. The other five are houses on the beach side of the town, from €2,525,000, which is where San Pedro meets the Marbella market proper. The gap between the two is the whole story of the town.

What I actually know about San Pedro de Alcántara

  • San Pedro de Alcántara asks €4,600/m² (idealista, August 2026), the lowest of Marbella’s seven districts, about 23% below the municipal average of €5,956/m² and a quarter below Nueva Andalucía next door.
  • Seven new developments are on file, with starting prices from €473,000 to €4,490,000 on the developers’ lists in October 2026. Two are apartments, five are houses.
  • The boulevard through the middle of town was built over the A-7 when the coast road was put into a tunnel, and it is now the town’s park, its promenade and its meeting place.
  • Puerto Banús is five to eight minutes by car, Marbella old town 15 to 17, Estepona about 20. Málaga airport is 41 to 51 minutes.
  • The beach and the promenade are a walk from most of the town: eleven to twenty minutes from the centre, two to three from the streets on the sea side.
  • Guadalmina golf, one of the oldest courses on the coast, is at the western edge of the town. Los Naranjos and Las Brisas are eight or nine minutes up the hill.
  • The Thursday market is one of the largest on the western coast. The town has its own bus station, health centre and an international school, Laude San Pedro.
  • The Roman baths at Las Bóvedas and the early Christian basilica at Vega del Mar sit by the beach at the western end of the town.

Before you commit

Worth knowing about San Pedro de Alcántara.

01

The sea side and the town side are two markets.

North of the boulevard is the town: flats over shops, Spanish families, the market, the prices on this page. South of it, between the boulevard and the sand, are the villa streets of Linda Vista, Nueva Alcántara and Guadalmina Baja, and that is where the five house developments on this page are. The two sides share a postcode and little else. A €4,600/m² average covers both, so read it as a midpoint rather than a price.

02

It is cheaper than Marbella because it is not Marbella.

The discount against the Golf Valley and the Golden Mile is real and it has a reason. San Pedro is a town first and a resort second. The restaurants are cheaper, the streets are busier in winter, and the people in them live there. Buyers who want the Marbella name on the deed and a Spanish town outside the door tend to end up here. Buyers who want the Golden Mile should buy the Golden Mile.

03

The apartment developments are few.

Two apartment developments are on file, one eight minutes from the church square and one at the foot of the boulevard, and that is unusually little for a town this size. Most of the new building inside Marbella is east of here or up in the Golf Valley. If an apartment in San Pedro is the brief, the resale market in the streets around the boulevard is where most of the choice is.

04

The A-7 junctions at rush hour.

The coast road is in a tunnel under the town, which is why the boulevard exists. The junctions at either end of it carry everything going to and from Puerto Banús, and they queue between eight and nine in the morning and again in the early evening. Seven minutes to Banús is true at eleven in the morning.

05

The older blocks are worth a careful look.

Much of the town-side stock is 1970s to 1990s. Some of it has been well kept and some has not. Ask for the community accounts and the minutes of the last meeting on anything over thirty years old, and ask whether the building has had its technical inspection.

06

Asking is not achieved.

The €/m² figure is what sellers of resale homes are asking on idealista. The new-build figures on this page are the developers’ own starting prices, which rarely move, though the extras and the payment stages often do.

The arithmetic

What it costs, and what it costs to hold

San Pedro asks €4,600/m² as of August 2026, the lowest line in Marbella. The two apartment developments on file start at €473,000 for a three bedroom apartment near the centre and €617,400 at the foot of the boulevard. The houses on the sea side start at €2,525,000 and run to €4,490,000. Resale apartments in the town run from about €300,000 for something older two streets from the boulevard.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead. Community fees in the town blocks are modest, €80 to €150 a month. The gated developments on the sea side are a different matter and should be costed from their budgets.

€/m² figures are idealista district asking prices for August 2026, the same source as the town table used across the rest of this site. New-build starting prices are from the developers’ lists on file in October 2026.

In context

Where it sits inside Marbella.

Marbella is not one market. Idealista breaks the municipality into seven districts, and the spread between the dearest and the cheapest is close to double. San Pedro is the cheapest. This is the whole table for August 2026, so you can see what the Marbella name is adding and where it is not.

District · August 2026 asking €/m²
Nagüeles · Milla de OroThe Golden Mile: beachfront, the grand hotels, the highest ceiling in town.€8,336
Nueva AndalucíaThe Golf Valley, inland, directly above San Pedro.€6,239
MarbellaThe municipal average across all seven districts.€5,956
Rio Real · Los MonterosEast of town, quieter, more golf, closer to the sand.€5,531
Las Chapas · El RosarioFurther east again, and closer to the beach for the money.€5,407
Marbella PuebloThe old town itself, the walkable option.€5,170
Elviria · CabopinoThe value end of the municipality, with the beach clubs to match.€4,623
San Pedro de AlcántaraThis town: a real one, with a beach, a quarter cheaper than the Golf Valley above it.€4,600

The Nueva Andalucía line is the one to hold this page against. It is a five-minute drive up the hill, it has no beach, and it asks 36% more per square metre. If the golf is not the reason you are coming, San Pedro gives you the same drive to Banús, a promenade, and a town that is open in February, for a good deal less.

Two questions about new builds in San Pedro de Alcántara

Can you walk to the beach from a new build in San Pedro de Alcántara?

4 of the 7 developments here give a walking time to the beach. The closest are Villa Sol (11 minutes on foot to Linda Vista beach), Los Porqueroles (about 13 minutes on foot to the beach at San Pedro de Alcántara) and Alcántara del Mar (20 minutes on foot to the beach and the promenade). Each development’s page gives its own distances.

Are there new-build villas in San Pedro de Alcántara?

Yes. 3 of the 7 developments here include villas or houses. The cheapest on the developers’ lists is a six-bedroom villa of 450 m² at Alcántara del Mar, €2,167,250.

Working for the buyer

Looking for a buyer’s agent in San Pedro de Alcántara?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and San Pedro de Alcántara sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk San Pedro de Alcántara myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. San Pedro · Aug 2026 €/m² is €4,600. When an asking price ignores that, I’ll tell you.
  • Local, not general. 7 min to Puerto Banús by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
