Buying this as a new build
A reservation of €5,000 holds a home. When the building licence is granted, the private contract is signed with 30 per cent of the price. The remaining 70 per cent, less the reservation, is paid at the deed, estimated for the fourth quarter of 2028. IVA at 10 per cent is added to each payment. A parking space costs €19,000 to €20,900 and a storeroom €7,700, each before IVA.

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.
Beyond the reservation, nothing is paid until the building licence is granted. I compare these prices with resale flats in Las Lagunas and central Fuengirola, and with the other new developments nearby, so you can see what a new home here costs over an older one. I then give you a straight assessment and negotiate on your behalf. Your own lawyer, whom I introduce you to, reviews the contract and the building licence.
