Buying property in Las Lagunas.
The town part of Mijas, joined to Fuengirola, where most of the municipality lives and most of its building happens. The lowest starting prices on the central stretch of the coast, two or three kilometres from the sea.
A working Spanish town behind Fuengirola, with more new building than anywhere else in Mijas.
Mijas is three places. Mijas Pueblo is the white village on the mountain, La Cala is the beach village to the west, and Las Lagunas is the town on the flat ground between Fuengirola and the hills, where most of the municipality’s people actually live. It has the town hall offices, the sports ground, the big park, the supermarkets and the Camino de Coín with its shops. It does not have a beach, and that is why it costs what it costs.
Thirteen of the developments on this site are here, the most of any district in Mijas, and they start lower than anything else on the central stretch of the coast. The sea at Fuengirola is two or three kilometres away, the train station four or five minutes by car, and the A-7 and the AP-7 are at the edge of town.

Worth knowing about Las Lagunas.
It is a town, not a resort.
Las Lagunas is where the people who work on the coast live. The streets are Spanish, the bars are open in February, and the schools are full. That is the point for some buyers and not for others. If you want a quiet urbanisation with a view, this is not it. If you want to live somewhere that works all year at the lowest price on this stretch, it is the obvious place.
The beach is a drive.
Two or three kilometres on the flat, five to nine minutes by car, or a bus. A few buyers cycle it. Nobody walks it with a towel in August. The price difference against the Fuengirola seafront is a third or more, and the distance to the sand is what you are being paid for.
Most of the new homes do not exist yet.
Seven of the thirteen new developments have not started building, with handovers from 2027 to 2029. Buying off plan here means paying in stages against a bank guarantee and waiting. The two finished developments and the four under construction are where you go for a date you can plan around.
The district has an edge that is a hill.
Most of Las Lagunas is flat. The western end, towards El Chaparral and La Cala, rises, and the new developments up there have views and motorway access rather than shops on the corner. The price per square metre is lowest there. Know which end a new development is in before you compare it with another.
Traffic on the Camino de Coín.
The main street through the district carries most of the traffic between Fuengirola and the inland towns. Homes on it or just off it are convenient and noisy. Two streets away is quiet. Ask for the floor plan with the street named.
Asking is not achieved.
The €/m² figure is what sellers of resale homes are asking on idealista. The new-build figures on this page are the developers’ own starting prices, which rarely move, though the extras and the payment stages often do.

What it costs, and what it costs to hold
Las Lagunas asks €3,307/m² as of September 2026, the second-lowest district price in Mijas after Campo de Mijas and Mijas Golf, and a quarter below Fuengirola. The new developments on file start at €213,000 for a one bedroom apartment and €239,000 for a studio in a finished development. A two bedroom apartment in a new development under construction runs from about €355,000 to €460,000.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead. Community fees in the newer developments here are €90 to €180 a month, with the larger gated developments at the top of that.
€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site. New-build starting prices are from the developers’ lists on file in October 2026.
Where it sits inside Mijas.
Mijas is one municipality and eleven markets. Idealista breaks it into eleven districts and the spread between La Cala and the inland villages is more than 50%. Las Lagunas is near the bottom. This is the whole table for September 2026, with the two neighbouring towns underneath.
The Fuengirola line is the one to hold this page against. Walk from the new developments on Avenida María Zambrano down to Los Boliches and you have crossed from €3,307/m² to €3,947/m² in half an hour on foot. What the extra buys is the station and the beach on the doorstep. What it costs is the second bedroom.
What each rung of the ladder looks like.
These are the starting prices of the thirteen new developments on file for Las Lagunas, from the developers’ own price lists, cheapest first. Resale apartments in the older blocks run from about €200,000.

Two questions about new builds in Las Lagunas
When will the new builds in Las Lagunas be finished?
The developers give a handover date for 10 of the 13 developments here. The first is Premier Residencial, with handover in the first quarter of 2027, and the last is Greenity, with handover in the third quarter of 2029. These are the developers’ own estimates. 2 of the 13 are already finished.
What does a three-bedroom new build cost in Las Lagunas?
Across the 22 three-bedroom homes on the developers’ current lists, the middle size is about 120 m² built and the middle price is €501,900. The cheapest is a three-bedroom apartment of 86 m² at Electus, €360,000.
Nearby, and worth a look.

Fuengirola · Sep 2026 €/m²
A proper town on the sea that stays open all year, with the best train on the coast. Priced above Mijas next door, and the beachfront costs about a third more than the streets behind it.

Mijas · Sep 2026 €/m²
Three places under one name: the white village on the hill, the town that runs into Fuengirola, and twelve kilometres of coast. The same sea as Fuengirola for about a sixth less per square metre, and more new building than almost anywhere else on the Costa del Sol.

El Higuerón · Sep 2026 €/m²
The hill at the eastern end of Fuengirola, where most of the town’s new building is, with the view over the bay and a train station at the bottom. Priced a quarter above the town it belongs to.

Los Pacos · Sep 2026 €/m²
The ordinary residential quarter on the north side of Fuengirola, with the cheapest new-build starting prices in the town and the fastest-rising price line. Not on the beach, and priced accordingly.
Looking for a buyer’s agent in Las Lagunas?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Las Lagunas sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Las Lagunas myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Las Lagunas · Sep 2026 €/m² is €3,307. When an asking price ignores that, I’ll tell you.
- Local, not general. 5 min to Miramar by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
