Buying property in Mijas.
Three places under one name: the white village on the hill, the town that runs into Fuengirola, and twelve kilometres of coast. The same sea as Fuengirola for about a sixth less per square metre, and more new building than almost anywhere else on the Costa del Sol.
One municipality, three different places, and a price for each.
Mijas is a large municipality that most people know by one of its parts. Mijas Pueblo is the white village on the side of the mountain, with the view, the donkey taxis and the day-trippers. Las Lagunas is the ordinary Spanish town below it, which runs straight into Fuengirola and shares its shops and its station. Mijas Costa is the twelve kilometres of coast from the edge of Fuengirola to the Marbella boundary at Calahonda, with La Cala de Mijas, a beach village with its own promenade, in the middle of it.
What draws buyers here is the arithmetic. It is the same sea and the same airport as Fuengirola and Marbella, a few minutes further from the beach, at €3,717/m² against €4,452/m² next door. The difference shows most in the new building. Only Estepona has more new developments on file on this site, and developers here build bigger for the same money.

Worth knowing about Mijas.
“Mijas” on a listing could be any of three places half an hour apart.
Mijas Pueblo, Las Lagunas and La Cala de Mijas are different in almost every way that matters to a buyer: the altitude, the age of the stock, the walk to a shop, the sound at night. A listing that just says Mijas has not told you where it is. Ask for the district, then look at the district’s own price line below before you look at the flat.
The beach beats the golf by a third.
La Cala de Mijas asks €4,613/m² and Calaburra-Chaparral €4,567/m². Mijas Golf asks €3,143/m² and La Cala Golf €3,505/m². The gap is roughly a third, for homes that can be ten minutes apart by car. If golf is the reason you are coming, the inland courses are where the value is. If it is not, be clear that golf frontage is a view and not a membership.
You will need a car almost everywhere except the Fuengirola edge.
Mijas has no station of its own. Las Lagunas and El Hipódromo are a walk from Fuengirola’s shops and its train. Everywhere else, including La Cala, the golf valleys and the pueblo, runs on the car and the A-7. Factor the second car, or the taxi bill, into the price difference against Fuengirola.
The big urbanisations are a world of their own.
Calahonda, Riviera del Sol and Miraflores are large urbanisations laid out from the 1970s onwards, with long-established international communities, their own shops and their own community rules. They ask €3,481 to €3,706/m². The stock is older and varied, and the community fee and the state of the shared pools and roads matter as much as the flat. Ask for the accounts before you offer.
This is one of the biggest new-build markets on the coast, and it is priced like one.
More than fifty new developments in Mijas are on file on this site, from about €168,000 in Calahonda to villas at Mijas Golf near €2 million. That volume gives a buyer real choice and some leverage with a developer who has units to move. It also means a resale bought off-plan three years ago now competes with the brand-new block next door. Price a new build against the resale market around it, not only against other new builds.
Asking is not achieved.
Every €/m² figure on this page is what sellers are asking. Mijas is up 8.5% in a year and some districts, Campo de Mijas, Riviera del Sol and El Hipódromo, are up 13 to 18%. A fast market tempts sellers to ask ahead of it. The last sold prices in the same block are the number to hold them to, and that is the number I go and find.

What it costs, and what it costs to hold
Mijas asks €3,717/m² as of September 2026, a record, up 8.5% in the year. That is about a sixth under Fuengirola at €4,452/m² and 11% under Benalmádena at €4,188/m², for a municipality that shares a boundary with both. Inside Mijas the spread is wide: Campo de Mijas inland asks €2,975/m², La Cala on the beach asks €4,613/m².
On top of the price, budget 10 to 11% in buying costs on a resale: transfer tax, notary, land registry and legal fees. A new build carries VAT and stamp duty instead and works out a little higher, and with so much of Mijas being new build that difference is worth knowing before you compare two prices. Then there is the annual side: IBI, rubbish collection and the community fee, which on a golf urbanisation with pools, gardens and security is the figure most worth checking in writing.
€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site.
Where it sits, district by district.
Mijas is not one market. Idealista breaks the municipality into eleven districts, and the spread between the beach and the inland campo is more than 50%. This is the whole table for September 2026, with the two neighbouring municipalities underneath.
The Las Lagunas line is the one to look at hardest. It is a walk from Fuengirola’s station, shops and market, it has more new developments on file than any other district on the coast, and it asks a quarter less per square metre than the Fuengirola streets it borders. If you want town life at a Mijas price, it deserves a full morning of your time.

Nearby, and worth a look.

Fuengirola · Sep 2026 €/m²
A proper town on the sea that stays open all year, with the best train on the coast. Priced above Mijas next door, and the beachfront costs about a third more than the streets behind it.

El Higuerón · Sep 2026 €/m²
The hill at the eastern end of Fuengirola, where most of the town’s new building is, with the view over the bay and a train station at the bottom. Priced a quarter above the town it belongs to.

Los Pacos · Sep 2026 €/m²
The ordinary residential quarter on the north side of Fuengirola, with the cheapest new-build starting prices in the town and the fastest-rising price line. Not on the beach, and priced accordingly.

Las Lagunas · Sep 2026 €/m²
The town part of Mijas, joined to Fuengirola, where most of the municipality lives and most of its building happens. The lowest starting prices on the central stretch of the coast, two or three kilometres from the sea.
Looking for a buyer’s agent in Mijas?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Mijas sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Mijas myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Mijas · Sep 2026 €/m² is €3,717. When an asking price ignores that, I’ll tell you.
- Local, not general. 11 districts, from €2,975 to €4,613/m² — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
