Buying property in El Higuerón.
The hill at the eastern end of Fuengirola, where most of the town’s new building is, with the view over the bay and a train station at the bottom. Priced a quarter above the town it belongs to.
A hillside estate above Carvajal, built almost entirely this century.
El Higuerón is the slope that rises between Fuengirola and Benalmádena, above the beach and the railway station at Carvajal. Most of it was laid out from the 2000s onwards around the Higuerón hotel and its sports club, and it is where the bulk of Fuengirola’s new building has gone since. Thirteen of the developments on this site are here, more than in any other district on the central stretch of the coast.
It is a hill, and that is the whole character of the place. The homes are modern, the terraces are big, and the view over the bay is the reason people buy. The beach, the station and the shops are at the bottom, and the way down is steep. The AP-7 and the A-7 run through the top of the estate, which is what makes the airport seventeen minutes away.

What I actually know about El Higuerón
- El Higuerón asks €5,612/m² (idealista, September 2026), the highest of Fuengirola’s nine districts, about 26% above the town average of €4,452/m² and nearly 70% above the town centre at €3,315/m².
- Thirteen new developments are on file here, with starting prices from €449,000 to €2,530,000 on the developers’ lists in October 2026. Most are two and three bedroom apartments. Three are houses.
- The hill runs on into Benalmádena, where idealista lists its own El Higuerón district at €4,892/m² (September 2026). The same road can sit in either municipality.
- Carvajal station, on the C-1 line, is at the bottom of the hill. Málaga airport is about half an hour by train from there, and Fuengirola centre about seven minutes.
- Carvajal beach is a kilometre or more downhill from most of the estate, four to eight minutes by car. Only the lowest developments are a walk.
- The Higuerón hotel sits in the middle of the estate with a sports club, a spa and restaurants, and a beach club on the sand at Carvajal.
- Málaga airport is 14 to 20 minutes by car along the A-7, Benalmádena marina about 18, Marbella about half an hour.
- Fuengirola town centre is 13 to 19 minutes by car. Nothing on the hill is a walk to it.
- Five of the thirteen new developments are under construction and three are selling before building starts, so parts of the hill will be a building site for several years.

Worth knowing about El Higuerón.
It is a car district, and the hill is steep.
The beach and the station are at the bottom and the homes are up the slope. Walking down is fine. Walking back up in August with shopping is not something most owners do twice. Count on a car for the shops and on the train for the airport and Málaga.
Two town halls, one hill.
The municipal boundary with Benalmádena runs through the estate. Fuengirola’s side asks €5,612/m² and Benalmádena’s €4,892/m² for what looks like the same hill. Check which town hall a home pays its IBI to, because the rates and the rules differ, and the Benalmádena side is cheaper for a reason that is partly just the name.
Resort developments carry resort fees.
A development with a spa, a gym, a concierge and gardens on a slope costs more to run than a block in town. Community fees of €250 to €500 a month are normal in the newer developments here, against €100 to €150 two streets back from Los Boliches beach. Ask for the budget before you fall for the pool.
The motorway is close to the top.
The AP-7 and the A-7 cross the upper part of the estate. It is what makes the airport so quick. It is also audible from some of the higher terraces with the doors open. Stand on the terrace of the actual home, not the show flat, and listen.
You will live beside building work for a while.
Five new developments are under construction and three more have not started. A finished development avoids the noise and the dust, and there are five of those. An off-plan development at the edge of the estate will have cranes next door until the hill is done.
Asking is not achieved.
The €/m² figure is what sellers of resale homes are asking on idealista. The new-build figures on this page are the developers’ own starting prices, which are the one kind of price on the coast that is rarely negotiated, though the extras, the parking and the payment stages often are.

What it costs, and what it costs to hold
El Higuerón asks €5,612/m² as of September 2026, the top of Fuengirola’s nine districts and a quarter above the town average. The new developments on file start at €449,000 for a two bedroom apartment and run past €2,500,000 for a house inside the resort. The middle of the market here is a two bedroom apartment with a sea view between €590,000 and €800,000.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead. Then the annual side: IBI, rubbish collection and the community fee, which in a resort development on a slope is the number to check hardest. Lifts, gardens and pools on a hillside are what the fee pays for.
€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site. New-build starting prices are from the developers’ lists on file in October 2026.
Where it sits inside Fuengirola.
Fuengirola is one small town, but idealista breaks it into nine districts and the spread between the top and the bottom is close to 70%. El Higuerón is the top. This is the whole table for September 2026, with the two neighbouring municipalities underneath.
The Benalmádena line is the one to read against this page. Its El Higuerón district asks €4,892/m² for the same slope, 13% less than the Fuengirola side. If the postcode matters less to you than the view, walk both sides of the boundary before you choose.
What each rung of the ladder looks like.
These are the starting prices of the thirteen new developments on file for El Higuerón, from the developers’ own price lists, cheapest first. Nearly everything on the hill is new or nearly new, so resale prices here run close to these.

Can you buy a finished new build in El Higuerón?
Yes. 6 of the 13 developments here are finished, so you can walk round the home itself before you buy. The three with the lowest starting prices are Valley Collection (from €590,000), Lomas del Higuerón 3 (from €599,000) and Horizon 36 (from €599,000).
Nearby, and worth a look.

Fuengirola · Sep 2026 €/m²
A proper town on the sea that stays open all year, with the best train on the coast. Priced above Mijas next door, and the beachfront costs about a third more than the streets behind it.

Mijas · Sep 2026 €/m²
Three places under one name: the white village on the hill, the town that runs into Fuengirola, and twelve kilometres of coast. The same sea as Fuengirola for about a sixth less per square metre, and more new building than almost anywhere else on the Costa del Sol.

Los Pacos · Sep 2026 €/m²
The ordinary residential quarter on the north side of Fuengirola, with the cheapest new-build starting prices in the town and the fastest-rising price line. Not on the beach, and priced accordingly.

Las Lagunas · Sep 2026 €/m²
The town part of Mijas, joined to Fuengirola, where most of the municipality lives and most of its building happens. The lowest starting prices on the central stretch of the coast, two or three kilometres from the sea.
Looking for a buyer’s agent in El Higuerón?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and El Higuerón sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk El Higuerón myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. El Higuerón · Sep 2026 €/m² is €5,612. When an asking price ignores that, I’ll tell you.
- Local, not general. 17 min to the airport by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
