Off-plan new developments, selling before building starts.
New builds being sold from the plans, before construction begins. The lowest prices a new development will have, and the longest wait for the keys.
Off plan is how most new building on the coast is financed. The developer sells a share of the homes from the plans, the bank sees the sales and lends for the construction, and the buyers who bought first get the lowest prices and the best choice of floor and view.
The trade is time and certainty. A new development at this stage usually has two to three years to run, the handover date can move, and the finished home can differ in small ways from the plan. The law protects every payment with a bank guarantee, and the licence to build should exist before you pay anything beyond a reservation. I check both.
