Under €300,000 buys a new one or two bedroom apartment on the coast in 2026, but not everywhere. Marbella and Benahavís are above this line for anything new. The new developments that start below it are in Las Lagunas and Los Pacos on the edge of Fuengirola, in the eastern towns from Rincón de la Victoria to Torrox, and in Manilva at the far western end.

The starting price is the cheapest home on the developer’s list, usually a one-bedroom apartment or a ground-floor home. VAT at 10% and stamp duty at 1.2% come on top, so a home at €280,000 costs about €320,000 with the taxes and fees paid. Each development’s page sets that sum out in full.
