The place, plainly

A valley built around three golf courses, five minutes from the marina.

Nueva Andalucía is the wide inland bowl that sits behind Puerto Banús, rising from the coast road towards the foothills of Sierra Blanca. Locals call it the Golf Valley, and the name is literal: three championship courses share the same few square kilometres, and most of the district was laid out around them from the late 1960s onwards.

It is one of the few parts of Marbella that behaves like an actual neighbourhood rather than a resort strip. There is a Saturday market at the bullring, a British school on site, supermarkets people use on a wet Tuesday in February, and a resident population that does not empty out in October. What it does not have is a beach of its own. The sea is a five-minute drive, not a five-minute walk — and that single fact explains most of the gap between what you pay here and what you pay on the Golden Mile.

What I actually know about Nueva Andalucía

  • Nueva Andalucía averages €6,239/m² (idealista, August 2026) — about 5% above the Marbella municipal average of €5,956/m².
  • Prices rose 5.7% in the year to August 2026, ahead of Marbella as a whole at 4.0%. The district’s record is €6,249/m², set in July 2026.
  • Three championship courses sit inside the district: Real Club de Golf Las Brisas (Robert Trent Jones Sr., opened 1970), Aloha Golf Club (Javier Arana, 1975) and Los Naranjos (Robert Trent Jones Sr., 1977).
  • Las Brisas has hosted the World Cup of Golf twice — in 1973, when it was still called Club de Golf Nueva Andalucía and the United States pair of Jack Nicklaus and Johnny Miller won it, and again in 1989, won by Australia. It took the “Real” prefix from King Juan Carlos I in 1995.
  • Aloha College, a not-for-profit British school founded in 1982, sits inside the district and takes pupils from 3 to 18.
  • Puerto Banús is roughly five minutes by car, Marbella old town about ten, and Málaga airport around 45 minutes.
  • The Saturday market at the Plaza de Toros runs from about 09:00 to 14:30, with 120-plus stalls — antiques towards Avenida Pilar Calvo, clothes and household goods in the bullring car park.
  • Aloha has hosted the Open de Andalucía on the European Tour in 2007, 2008 and 2012, and the Spanish Women’s Open in 2016 and 2019. It is a private members’ club, and since 2023 it no longer admits the general public.
  • Nothing in Nueva Andalucía is beachfront. The district is entirely inland of the N-340.

Before you commit

Worth knowing about Nueva Andalucía.

01

It is busy in winter, and that cuts both ways.

Golf tourism keeps the restaurants open and the roads working through January, when a lot of the coast half-closes. If you want somewhere that is alive twelve months a year, that is the point. If you were picturing an empty valley in February, it is not that.

02

Much of the stock is 1970s to 1990s.

There is a live refurbishment trade here — developers, many of them Scandinavian, buying dated villas and townhouses and reselling them to a contemporary spec. That is useful to know in both directions. Buying the finished version, you are paying for someone else’s margin. Buying the unrenovated one, you are taking on the same job at the same builders’ prices, and you should cost it before you offer, not after.

03

Community fees vary more than people expect.

A straightforward Marbella apartment tends to run €150–300 a month. A gated Nueva Andalucía urbanisation with several pools and full-time security sits around €255. A newer development with a spa, gym and concierge can be €300–600 and upwards. Ask for the last two years of community accounts and the minutes of the last general meeting — not the headline figure the listing quotes.

04

The sub-areas are not interchangeable.

Las Brisas, La Cerquilla, Los Naranjos Hill Club and the streets around Aloha carry the premium. La Campana, Aldea Blanca and the Rodeo Alta side are materially cheaper for the same postcode, and that is where most of the honest value in the district sits.

05

Golf frontage is a view, not a membership.

Owning on a fairway does not give you tee times, and it does not exempt you from a waiting list. Aloha is members-only and has not admitted the general public since 2023. Price the outlook, and treat club access as a separate question with its own cost.

06

Asking is not achieved.

Every €/m² figure on this page is what sellers are asking. In a district with a lot of older stock coming to market against a lot of newly refurbished stock, the gap between the two is where the negotiation actually happens.

The arithmetic

What it costs, and what it costs to hold

Nueva Andalucía asks €6,239/m² as of August 2026 — a shade under its own record of €6,249/m², set the month before. That is roughly 5% above the Marbella municipal average, and a quarter under Nagüeles and the Golden Mile at €8,336/m². Over the year to August 2026 the district added 5.7%, against 4.0% for Marbella as a whole; it has been running ahead of its own municipality for some time.

On top of the price, budget 10–11% in buying costs on a resale — transfer tax, notary, land registry and legal fees. A new-build is taxed differently and works out a little higher. Then there is the annual side: IBI, rubbish collection, and the community fee, which in this district is the number most worth checking before you commit rather than after.

€/m² figures are idealista district asking prices for August 2026 — the same source as the town table used across the rest of this site.

In context

Where it sits inside Marbella.

Marbella is not one market. Idealista breaks the municipality into seven districts, and the spread between the dearest and the cheapest is close to double. This is the whole table for August 2026, so you can see exactly what the Golf Valley premium is buying — and what it is not.

District · August 2026 asking €/m²
Nagüeles · Milla de OroThe Golden Mile — beachfront, the grand hotels, the highest ceiling in town.€8,336
Nueva AndalucíaThe Golf Valley — inland, and a genuine year-round neighbourhood.€6,239
MarbellaThe municipal average across all seven districts.€5,956
Rio Real · Los MonterosEast of town — quieter, more golf, closer to the sand.€5,531
Las Chapas · El RosarioFurther east again, and closer to the beach for the money.€5,407
Marbella PuebloThe old town itself — the walkable option.€5,170
Elviria · CabopinoThe value end of the municipality, with the beach clubs to match.€4,623
San Pedro de AlcántaraNext door to Nueva Andalucía, and a quarter cheaper per square metre.€4,600

The San Pedro line is the one I would look at hardest. It shares a border with Nueva Andalucía, it has a beach and a promenade the Golf Valley does not, and it asks about a quarter less per square metre. If the golf is not the reason you are coming, it deserves a morning of your time before you commit.

Two questions about new builds in Nueva Andalucía

How far is the nearest golf course from the new builds in Nueva Andalucía?

2 of the 3 developments here give a distance to a golf course. The nearest are Isla Bela (Los Naranjos golf, 4 minutes) and Albatros XV (the nearest golf courses, 5 minutes). Each development’s page lists what is near it.

Can you buy a finished new build in Nueva Andalucía?

Yes. 2 of the 3 developments here are finished, so you can walk round the home itself before you buy. They are Be Aloha (from €470,000) and Albatros XV (from €481,000).

Working for the buyer

Looking for a buyer’s agent in Nueva Andalucía?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Nueva Andalucía sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Nueva Andalucía myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. Nueva Andalucía · Aug 2026 €/m² is €6,239. When an asking price ignores that, I’ll tell you.
  • Local, not general. 5 min to Puerto Banús — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
