What it has

On idealista data for 2026, homes in Benahavís average €5,413 per square metre. This penthouse is asking €6,437 per square metre of its 334 m² built figure, which counts the terraces and the solarium as well as the 138 m² inside. The municipal average covers every type of home across a wide area, so it gives no direct measure of a penthouse with this much outdoor space. The price table for the area is on the Marbella & the Golden Mile page.
What it costs to run
The price, the areas and the running costs are the figures given for the penthouse. The price is before taxes and buying costs.
In the Quercus development in Real de La Quinta, in the hills of Benahavís, about eight kilometres by road from Puerto Banús.
The building was completed in 2021 and this is a resale, so the tax is the 7% transfer tax (ITP) on the price. The community charge is €538 a month, shown with the running costs above.
For this penthouse I would have your lawyer confirm how the roof solarium is recorded in the title deeds and the licences, and read the community’s accounts and minutes. I would then look at recent sales of penthouses in Real de La Quinta to judge the price.
Get in touch and I will talk you through it. Buying with me sets out how I work.
What the community charge covers, whether the furniture is included, and when the penthouse can be viewed.
