Buying property in Benalmádena.
The marina, the white village and the town between them, a quarter of an hour from the airport. The beachfront asks half as much again as the town behind it, and there is very little land left to build on.
Three Benalmádenas on one hillside, and the airport a quarter of an hour away.
Benalmádena comes in three parts, stacked up the hill. Benalmádena Pueblo is the white village at the top, with the Buddhist stupa and the view. Arroyo de la Miel, below it, is the town: the railway station, the schools, the shops that open all year, and most of the people. Benalmádena Costa, on the sea, is the resort: Puerto Marina with its apartments built out on islands in the water, the promenade, and the hotels. Torrequebrada, at the western end, is the district around the casino and the golf course.
The thing it has that nowhere further west has is the airport on its doorstep. Twelve to eighteen minutes by car, or the C-1 train from Arroyo de la Miel, and Málaga city itself twenty minutes beyond. For anyone who will fly back and forth often, that distance is the argument, and it holds the prices up.

What I actually know about Benalmádena
- Benalmádena asks €4,188/m² (idealista, September 2026), a record for the town, up 5.1% in a year.
- Idealista splits the municipality into nine districts. The dearest, Parque de la Paloma at €5,047/m², asks nearly 50% more than the cheapest, Arroyo de la Miel at €3,415/m².
- Solymar and Puerto Marina, the beachfront around the marina, ask €4,610/m². El Higuerón and Capellanía, the hill on the Fuengirola side, ask €4,892/m².
- Arroyo de la Miel, the town with the station, asks €3,415/m² and rose 8.3% in the year to September 2026, the fastest in the municipality.
- Benalmádena Pueblo, the white village at the top, asks €3,742/m². The Benalmádena Stupa there is the largest Buddhist stupa in Europe.
- The C-1 train stops at Benalmádena-Arroyo de la Miel and Torremuelle on its way between Fuengirola, the airport and Málaga.
- The cable car from Arroyo de la Miel runs to the top of Monte Calamorro, with the whole bay below it.
- Only five new developments are on file for Benalmádena, against 29 for Fuengirola and more than fifty for Mijas. There is very little land left.
- Málaga airport is 12 to 18 minutes by car. Only Torremolinos, next door, is closer.

Worth knowing about Benalmádena.
The pueblo, the town and the Costa are three different purchases.
A listing that says Benalmádena has not told you whether you are 250 metres up a hill in a white village, in a working town beside a railway station, or on a resort promenade. The three have different prices, different ages of building and different lives in February. Ask for the district first and read its line below.
The beachfront asks half as much again as the town behind it.
Parque de la Paloma and Solymar-Puerto Marina, the two districts on the sea in the middle of the Costa, ask €5,047 and €4,610/m². Arroyo de la Miel, a short walk up the hill, asks €3,415/m². If you want the sea in front of you, that is the premium. If you want the town, the station and a year-round neighbourhood, Arroyo is the value line, and it is the district rising fastest.
Above Arroyo, you will need a car.
Benalmádena Pueblo, Montealto, Santangelo and Capellanía sit on the hillside. They have the view, the quiet and in places the room for a villa, and they run on the car. The pueblo is a bus ride or a steep walk from the station. Price the second car into the saving against the Costa.
Most of the stock is 1970s to 2000s, and a lot of it is let.
Benalmádena was built as a resort from the 1960s onwards and most of what is for sale is from that run. Holiday letting is a large part of the market on the Costa, which means a block can be quiet in winter and busy in August, and the community rules on letting are worth reading before you buy, whether you intend to let or not.
New build is scarce here, and priced accordingly.
With only five new developments on file, from about €339,000 in the pueblo to over €1 million on the front at Torrequebrada, a new home in Benalmádena is a rarer thing than in Mijas or Fuengirola and sells faster. The flip side is that a good resale, properly renovated, is usually the better value, and there is a great deal of it.
Asking is not achieved.
Every figure on this page is what sellers are asking on idealista in September 2026. Torremuelle and Torrequebrada both fell over the summer quarter while the town as a whole rose, which tells you the market is not moving as one. The last sold prices in the same block are the number to hold a seller to.

What it costs, and what it costs to hold
Benalmádena asks €4,188/m² as of September 2026, a record, up 5.1% in the year. That puts it between Fuengirola at €4,452/m² and Mijas at €3,717/m², and a little under Torremolinos next door. Inside the municipality the spread is wide: Arroyo de la Miel asks €3,415/m², Parque de la Paloma on the sea asks €5,047/m².
On top of the price, budget 10 to 11% in buying costs on a resale: transfer tax, notary, land registry and legal fees. A new build is taxed differently and works out a little higher. Then there is the annual side: IBI, rubbish collection and the community fee. In the big resort blocks on the Costa, with lifts, pools and gardens shared between a hundred or more owners, the community accounts tell you more about the next five years than the flat does.
€/m² figures are idealista asking prices for September 2026, the same source as the town table used across the rest of this site.
Where it sits, district by district.
Benalmádena is not one market. Idealista breaks the municipality into nine districts, and the spread between the beachfront and the town behind it is close to 50%. This is the whole table for September 2026, with the neighbouring municipalities underneath.
The Arroyo de la Miel line is the one I would look at hardest. It is the cheapest district in the municipality, it has the railway station, and it is a real town rather than a resort. It is also rising faster than the beachfront. If the sea in front of the window is not the reason you are coming, it deserves a full morning of your time.
What each rung of the ladder looks like.
These are the starting prices of the new developments on file for Benalmádena, from the developers’ own price lists. There are only five, which says something about the town: most of what is for sale here is resale, and the resale ladder runs from well under €200,000 in Arroyo to several million on the front.
Developers’ starting prices from the price lists on file in October 2026. Each development has its own page under new developments in Benalmádena and Torremolinos. Most of what I show buyers here is resale. Tell me the rung you are on and I will bring you what is genuinely available on the week you are looking.
Two questions about new builds in Benalmádena
What does a three-bedroom new build cost in Benalmádena?
Across the 15 three-bedroom homes on the developers’ current lists, the middle size is about 139 m² built and the middle price is €1,030,000. The cheapest is a three-bedroom apartment of 110 m² at Blossom Hills, €467,100.
When will the new builds in Benalmádena be finished?
The developers give a handover date for 2 of the 5 developments here. The first is Marina Golden Bay, with handover in the fourth quarter of 2026, and the last is Macan Beach Residences, with handover in the third quarter of 2027. These are the developers’ own estimates. One of the 5 is already finished.
Looking for a buyer’s agent in Benalmádena?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Benalmádena sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Benalmádena myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. Benalmádena · Sep 2026 €/m² is €4,188. When an asking price ignores that, I’ll tell you.
- Local, not general. 12–18 min to Málaga airport — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
