Buying property in La Resina.
The hillside east of Estepona town, around the safari park and the nine-hole golf course, where eleven new developments are going up at once. Views, space and a car for everything.
A hill between Estepona and San Pedro that was countryside until recently.
La Resina is the rising ground on the inland side of the A-7 about ten kilometres east of Estepona town, around the Selwo Aventura safari park, the La Resina golf course and the private hospital at the bottom of the hill. Until the last few years it was mostly scrub and a handful of urbanisations. It is now one of the busiest building sites on the western coast. Eleven of the developments on this site are here.
What draws the building is the land. There is room for gardens, pools and terraces facing the sea, at prices that the coast road no longer allows. What the hill does not have is a town. The shops are in Estepona, Cancelada and San Pedro, the beach is a drive, and every errand starts with the car keys.

What I actually know about La Resina
- Eleven new developments are on file for La Resina, with starting prices from €338,000 to €3,250,000 on the developers’ lists in October 2026. Four are finished, five are under construction and two are selling before building starts.
- Idealista does not publish a separate line for La Resina. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in the new developments on file here work out between €3,480 and €7,219 per square metre, which is the honest spread of the hill.
- Selwo Aventura, the coast’s safari park, is in the middle of the district. Two of the new developments are a walk from its gate.
- La Resina golf, a nine-hole course with a clubhouse, is four to eight minutes by car from every development and next door to two of them.
- The beaches at Guadalmansa and El Padrón are six to eleven minutes by car. Nothing on the hill is a walk to the sand, apart from the lowest villas on a good day.
- Estepona old town is 12 to 20 minutes by car, Puerto Banús 15 to 21, Marbella old town about 25. Málaga airport is about an hour and Gibraltar airport about 50 minutes.
- The private hospital is at the foot of the hill, four to six minutes from most of the new developments. The Atlas American School is about 2.5 kilometres away.
- The A-7 runs along the bottom of the district and the AP-7 behind it. Both are quick to join, and both can be heard from the lower slopes.

Worth knowing about La Resina.
There is no town on the hill.
No bakery, no bar on the corner, no pharmacy. The nearest shops are in Cancelada, a few minutes east, and the nearest town is Estepona, a quarter of an hour west. Buyers who have lived in a Spanish town are sometimes surprised by how quiet an urbanisation on a hill is at nine in the evening in November. Visit at that hour before you commit.
The spread in price per metre is wide, and it is the view.
The cheapest developments work out around €3,500 per square metre and the dearest above €7,000, on the same hill. The difference is height, orientation and whether the terrace looks at the sea or at the next block. A lower development with a sideways view is good value. A higher one with the whole bay in front of it is paying for exactly that.
Cranes for several years.
Seven of the eleven new developments are either under construction or not yet started. Whichever one you buy, there will be building work within sight of it until about 2029. The four finished developments are the way to avoid living on a site, and the hill is big enough that a well-chosen terrace can face away from it.
The motorway is at the bottom.
The A-7 runs along the foot of the district and the AP-7 behind the top. Both are what make Puerto Banús a quarter of an hour away. Both are audible from the lower slopes with the doors open. Stand on the actual terrace and listen.
Golf frontage is a view, not a membership.
La Resina golf is a nine-hole course, pleasant and unhurried, and owning beside it gives you the green outlook and nothing else. If a full championship course matters, the ones at El Paraíso, Atalaya and Guadalmina are ten to fifteen minutes east.
Starting prices are the developers’ own.
Every price on this page is from a developer’s list, not from a portal. They are rarely negotiated down, though the parking, the storeroom, the extras and the payment stages often are. A finished development with a few homes left is where the room usually is.

What it costs, and what it costs to hold
The new developments on file for La Resina start at €338,000 for a one bedroom apartment in a new development under construction, and the bulk of the two and three bedroom apartments sit between €410,000 and €800,000. The villas at the top of the hill start at €3,250,000. Per square metre, the cheapest homes run from about €3,500 in the lower developments to above €7,000 in the small ones with the full sea view.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee, which on a hillside development with gardens, pools and a gym runs €200 to €400 a month. Ask for the budget, not the brochure figure.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.
What the hill costs, development by development.
Idealista does not split Estepona into districts, so there is no asking-price line for La Resina. What there is, is better: the developers’ own starting prices for every development on the hill, worked out per square metre on the cheapest home in each. Dearest first, with the Estepona municipal average underneath for scale.
The Vanian lines are the ones most buyers end up on. They are the cheapest per metre because they sit lowest on the hill and the view is partial. For a two bedroom apartment with a pool and a garden at a little over €400,000 within a quarter of an hour of Puerto Banús, there is not much else on the western coast to set against them.
What each rung of the ladder looks like.
These are the starting prices of the eleven new developments on file for La Resina, from the developers’ own price lists, cheapest first. There is very little resale on the hill yet, and what there is runs close to these.

Looking for a buyer’s agent in La Resina?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and La Resina sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk La Resina myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €338,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 15 min to Puerto Banús by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
